Lux Living is a mixed-use development consisting of general business, retail, restaurants, and multi-family residential units. The 5-story building consists of approximately 11,500 SF of retail along with 70 residential units, a multi-family lobby, tenant parking garages, and building/site amenities. The property was rezoned to allow the redevelopment of an existing 3-acre park-and-ride facility. There was extensive site demolition that included pavement and utility removal, utility relocation, and site remediation. New utilities and utility extensions were provided along with new entrances, parking, and driveways. The excessive site topography was addressed by incorporating the existing retaining walls in design and by the construction of new retaining walls. Building visibility from adjoining roadways was maximized. Regional detention was evaluated to ensure its ability to provide capacity for the project. Traffic impact from the change in use was mitigated.
